What is Involved in a Level 2 Homebuyers Survey?
The RICS Level 2 Homebuyers Survey (known as the Level 2 Home Survey) provides a general overview of the condition of a property and the expected repair needs. This survey does not include a market valuation, but we are able to provide this as an additional, paid for service if required.
The Home Survey Report is a comprehensive report which includes:
- Identified problems with the property
- An overview of expected repair needs
- Details of any identified health and safety issues
- An overview of any legal matters that need to be considered
- Details of anything that needs to be investigated further by a specialist

The Home Survey Reports Uses a Traffic Light System to Condition Rate Each Part of the Building:
The Home Survey Reports uses a traffic light system to condition rate each part of the building.
- Defects that are serious and/or need to be repaired or investigated urgently.
- Defects that need repairing or replacing but are not considered to be either serious or urgent. The property must be maintained in the normal way.
- No repair is currently needed. The property must be maintained in the normal way.
This Service is Designed to Assist You With:
Making an informed decision on whether to go ahead with buying the property.
Taking into account any repairs or replacements the property needs.
Considering what further advice you should take before committing to purchasing the property.
This Level of Service is Unlikely to Suit:
- Complex buildings, for example those that have been extensively extended and altered
- Unique or older historic properties – although this could depend on the surveyors knowledge and experience, and the nature of the building.
- Properties in neglected condition.
