What is Involved in a Level 3 Building Survey?
The RICS Level 3 Building Survey (known as the Level 3 Home Survey) is the most comprehensive survey we offer, involving an in depth analysis of the condition of the property and specific advice on the repair and maintenance needs. This survey does not include a market valuation, but we are able to provide this as an additional, paid for service if required.
The Building Survey Report includes everything in The Home Survey Report (Level 3) and makes use of the same traffic light ratings, but also includes details of:
- How the property is built, the materials used and how these materials may perform in the future
- Visual defects to the property and any unseen potential problems
- Recommendations on repairs required and a timescale of when these repairs will be required e.g. requires urgent attention, or attention within a few years
- The condition of the building, grounds and services
- Any diagnosed damp issues
An estimate cost for repairs can be provided as an additional, paid for service, if required.

The RICS Level 3 Building Surveys are suitable for all properties. This survey is especially suited to properties that are larger, older, more complex, or in a neglected condition.

- Defects that are serious and/or need to be repaired or investigated urgently.
- Defects that need repairing or replacing but are not considered to be either serious or urgent. The property must be maintained in the normal way.
- No repair is currently needed. The property must be maintained in the normal way.
